THE GBP 13.5 WASTELAND
At first glance it looks nothing more than an abandoned piece of wasteland with its only asset being a rusty wheelbarrow that has been dumped there.
But this scruffy, weed infested plot is defying the recession by going on the market for a staggering GBP 13.5 million.
Despite not having a brick to its name, it is one of the most expensive properties in Britain due to its location, location, location - in the millionaire resort of Sandbanks.
The site comes with the potential to build the biggest mansion on the exclusive Dorset peninsula, has access to its own sandy beach and boasts stunning views of Poole Bay.
The 1,393 square metre plot is up for sale for the equivalent of nearly GBP 10,000 a square metre.
And whoever buys it will have to spend another GBP 5 million building a home in keeping with its stunning surroundings.
For the same GBP 18 million outlay, you can buy a six bed house in London's Knightsbridge or a 3,000 acre estate with six houses in Surrey.
Further afield, you can buy a four bed condominium on New York's Park Avenue or a seven bed mansion in Palm Beach, Florida.
The plot of land is in the heart of Sandbanks, which is lined with multi-million pound waterfront mansions and home of Tottenham FC boss Harry Redknapp.
The sandy peninsula - said to be Britain's version of Miami Beach - seems to be immune to the credit-crunch.
Despite the astronomical sum, there is no shortage of potential buyers, with a Russian billionaire rumoured to be one of the interested parties.
Until recently a modest-looking three bed house stood on the site.
But that was sold to a developer who quickly won planning permission to demolish it in order to build another home in its place.
